What does right-sizing mean?
Selling your current home and buying a smaller one that suits your needs now, often to free up cash and CPF for retirement.
Who can get the Silver Housing Bonus?
As of October 2026, at least one owner must be a Singapore Citizen aged 55 or above, with a household income of $14,000 a month or less. You sell your flat, buy a 3-room or smaller flat, commit up to $60,000 to your CPF Retirement Account and join CPF LIFE. HDB confirms eligibility.
How much is the Silver Housing Bonus?
As of October 2026, up to $30,000 if you buy a 3-room flat, and up to $40,000 if you buy a 2-room or smaller flat. The amount depends on how much you commit to your CPF Retirement Account.
Do I need to top up my CPF in cash?
Not necessarily. Since December 2025, the CPF refund from selling your flat can count towards the commitment, so a cash top-up may not be needed.
Can I right-size from a 4-room or 5-room flat?
Yes. The Silver Housing Bonus is about the flat you buy next, which must be a 3-room or smaller flat.
What is the Lease Buyback Scheme?
It lets owners aged 65 and above sell part of their flat's remaining lease to HDB and keep living in the flat. It suits people who prefer not to move.
Is the price estimate a valuation?
No. It is a price estimate based on recent transactions in your block and nearby. It is not a formal valuation.
Can my children join the discussion?
